Hey there, homebuilding pros! Buckle up because we’ve got some game-changing info to share from our recent NAHB webinar. Trust me, you’ll want to hear this! So, what’s the buzz? It’s all about that new NAR ruling that’s shaking things up in our world. For this National Association of Homebuilders (NAHB) Webinar, we had some real heavy hitters on the panel – Kimberly Mackey, Alaina Money-Garman, and Lance Lambert. We dug deep into what this means for all of us, and boy, we uncovered some gems! First things first – transparency is the name of the game now, folks. No more of that “my services are free” talk. We’re all about those Buyer-Broker agreements (BBAs) now. It’s time to lay our cards on the table and show our value upfront. Now, here’s where it gets interesting. We’ve got four ways to handle compensating buyer’s agents:

  1. The buyer pays their agent directly. (Yeah, that’s a thing now!)
  2. We can work out a credit from the seller in the purchase agreement.
  3. The listing broker can make a deal with the buyer’s broker.
  4. Or, we can stick to what we know – the seller (that’s us, builders!) can pay the buyer’s broker directly.

Choices, choices! But hey, options are good, right? Here’s the kicker – we’ve got to step up our education game. Buyers, agents, everyone needs to know what’s what. It’s on us to make sure everyone’s on the same page. Now, don’t panic! Most builders aren’t making drastic changes to their commissions just yet. But keep your eyes peeled and your ears to the ground. This industry’s always evolving, and we’ve got to stay on our toes. And let’s not forget – realtors are still our MVPs. They’re the ones normalizing this crazy process for first-time buyers. We need them, they need us. It’s a beautiful partnership, folks! One last thing – and this is important – make sure you’re dotting your i’s and crossing your t’s. Chat with your lawyers and check in with your state associations. We want to play by the rules and keep everything above board. I know I’ve thrown a lot at you, but trust me, this is just the tip of the iceberg.
